Prepare identification, income documents, bank statements for down payment, purchase agreement, property listing, existing mortgage information and a clear explanation of the situation. Missing pages, unexplained transfers or inconsistent income details can consume the limited time available.
If an appraisal is required, access to the property and appraiser availability can become critical.
Traditional, alternative and private timelines differ
